Operational Criteria

  • Outpatient counseling practice with individual sessions during the day and occasional evening group therapy sessions (up to ~10 participants).

  • Typically 3–4 clinicians onsite at one time. Initial volume estimated at ~10 individual sessions/day plus group sessions.

  • Target 3–4 private offices, small reception/waiting area, and 1 restroom. A conference room or larger open area is a plus for group sessions.

  • Standard office sound separation is acceptable. Full soundproofing isn’t required, but private offices should provide reasonable confidentiality.

  • Appointment-based flow with some evening traffic. Convenient parking and clear access are important.

  • ADA-friendly access preferred (grade-level entry or elevator access).

  • Preference for a right-sized suite (avoid paying for large amounts of unused square footage).

  • Near-term move-in preferred (January–February).
